Selling a Home? Things you need to know.

It doesnt matter who you are or why you are selling your home or property. Everyone wants the same thing, you want to get the best price possible. Please read the following tips.

1. Determine what your home or property is worth.

Check local listings to find property similar to yours to get a ball park idea of what your home is worth. If you want to take it to another level without the expense of having it professionally appraised we would be happy to send an Agent or Agents to do a property evaluation for you. These evaluations are done for free by Realtors that do market comparables on a regular bases.

Once you have your evaluation you can get a good idea of how much equity you have in your home or property. This will then allow you to take the necessary steps to determine what it is that you will have left over after you account for the expenses that are often associated with the sale of property. Expenses such as Agent Commissions, Lawyer Fees, Clean up Costs and Moving Expenses. Now that you have a bottom line you can decide if you can afford your next purchase, or maybe you change your mind about selling all together.

2. Remove the Clutter.

Clean up the everyday items that lay around, the ones you have become accustom to over looking. There are things that potential buyers will see that you may not any more. Vacuum and dust before every showing. You would be surprised at some of the comments potential buyers make to their Realtors upon leaving your home, lets make sure the little things aren't forgotten.

3. Curb appeal gets your potential buyer into your home.

First impressions are important. You don't want your potential buyer to miss out on the pristine interior of your home because it was over looked as a result of not tidying up the yard or keeping the grass cut. Get rid of that old clunker in front of the house and ditch the lawn ornaments.

4. Remove Personal Items.

Buyers need to see themselves living in your home without distraction. Personal items have an unusual affect on some potential buyers, change out photos stands for knickknacks and framed wall photos for random art. You don't want to ruin the illusion by having reminders that your buyer is just visiting. Keep them focussed on what is important, visualising themselves living in your home.

5. Consider a Home Stager.

If it's in your budget, hire a home stager. They can help to varying degrees. They can simply bring a new perspective to how the existing items in your home should be arranged, or, for a few extra bucks completely outfit your home with a completely new look, the choice is yours. Maybe its a slow market, a stager could give you the edge you need to be competitive.

6. Sell when the Market is hot, or not.

Spring is generally the best time to sell, this is the time of the year when you have the most buyers in the market. Summer is still a good time to be on the market but make sure your prepared to have your home listed before July, families rush to purchase property with possession dates in mind. Most like to be settled into their new homes before school starts.
